The Actual Job

The job was done quickly in about three days. The work was clean and done right although the cost were high. We decided to go with a higher cost contractor due to the importance of the work.

We received a California Preliminary Notice from the roofing supplier stating that supplies were issued to A-1 Factory Direct Roofing. We assumed that the company would pay the supplier as we had paid them promptly for all of there work. We should have read the find print.

"Notice to Property Owner"

If bills are not paid in full for the labor, services, equipment, or materials furnished, a mechanic's lien leading to the loss, through court foreclosure proceedings, of all or part of your property even though you paid your contractor in full.

Our mistake was not requiring the signed release from A-1 Factory Direct roofing before we made the final payment. A-1 was paid in full and we were happy to have the roof finally fixed.

It is MANDATORY for all suppliers to send a PRELIMARY notice or HOW ELSE WOULD YOU KNOW WHERE you material came from!THEY WERE paid and your PRELIMARY notice is just that a PRELIMARY NOTICE means nothing after paid!

very good point mike. I am agree with you. Suppliers should send notification or may be invoice. other wise its very hard to trace them
